Missing in Action - Management does follow up on issues raised or provide documents I had to raise issues with the CEO of SSKB because our OC Manager (Hedley Gaudin) in Victoria does not return calls or respond to emails. I was put onto Ian Aldred (COO) who phoned me last Thursday and promised documents. One OCC minute was provided but a critical experts report was not provided after chasing for 3 weeks. POOR SERVICE Our small new apartment block of 7 units located in Taringa, was left in financial distress due to the poor strata management by SSKB over the 18mth period we were under contract as per the developer. We were left with no choice but to cancel our contract due to serious breaches. Our manager was totally incompentent with poor communication, bills left unpaid, emails not answered. We have now appointed a new strata manager who has been left in shock at such poor treatment.
Poor performance from SSKB Our body corporate used the services of SSKB for one year, very poor service, would not recommend this BCM, we changed to another BCM. SSKB don't respond to emails, poor knowledge of legislation, showed little interest in managing the building.
Unsafe practice Notified SSKB of damaged fire safety equipment (extinguisher) in our apartment building on 02/08. It is now 17/08 and absolutely nothing has been done to identify whether item is safe to use in an emergency. Followed up on numerous occasions to prompt action however this led to empty promises of callbacks. Look Elsewhere. From my experience with SSKB I would strongly recommend you look elsewhere and check if past employees have jumped ship before deciding who to go with. Read some of the negative reviews.
SSKB denying access for owners to committee meetings. I live on the Sunshine Coast in QLD and for the past year SSKB has been denying owners their legal right to attend general, or any, meetings. They are citing covid restrictions as the only reason in all and every email they sent me. They say that their board room is small and only holds 8 people, which I do not believe, and even this month when I and 2 other owners asked to attend they said it was 3 people too many. Slow, inefficient, not knowledgable Very slow to respond to anything. Expect a 7-10 day turnaround for most issues. Not meticulous, nor appearing to be on the owner's side at all. Seems like they just take the money and do minimum work. Wish I could change this body corp.
Body Corporate fees are always going up I own several properties that they manage and the body corporate fees have gone through the roof every time they take over.
